Yes, we often say that if the time is right for you, then that’s the best time to buy. Sometimes though, market conditions make it an even better time to buy.

Like now.

Today, median home prices are lower than they’ve been in more than a decade. In Raleigh, Cary and Durham, that makes buying a home an exceptional value-play. Considering the appeal of our market and quality of available homes, prices are hard to debate. On average, the nation is down almost $100,000 from the peak of the bubble in 2006, according to the National Association of Realtors.

Renting provides flexibility and usually no-hassle living. For people choosing to settle in a specific place, ownership is the better long-term decision. Primarily, owning your home provides you a financial base for the future. No, you shouldn’t get rich off of your home, but it certainly creates credit stability, financial credibility, a sense of¬†permanence¬†and becomes a valuable retirement asset. These are critical aspects of creating a lifestyle for yourself. If “suburbia” isn’t your thing, seek out an urban condo or smaller bungalow-style house outside of a planned unit development; the options are plenty.

And there’s that mortgage rate thing. In essence, money for a home is ridiculously cheap. Credit standards remain tight but for those who have a sound FICO score, you’ll be rewarded with rates not seen in, well, ever. Mortgage rates are at record lows, subsequently making monthly payments surprisingly low. Just look around at how many people are refinancing. That’s a good lead to follow.
